Looking for you new Inner City Home……

  • We can help you find your new home quickly and efficiently with a friendly and personal Victoria Point touch! We are an agency interested in you as a buyer we’ll talk to you about your wants and needs and do our best to find you that perfect apartment position.
  • Our available apartments have a floor plan and photos of the views to help you remember what you have seen or give a taste of what to expect on your inspection of the property.
  • As we are sales exclusive to Victoria Point we can be very flexible with the inspection times and we prearrange to have open for inspections on Saturdays for your convenience. Being mindful of the occupier of our sales apartments we can arrange inspections to suit your needs as we are here in the building each day. We will usually need 24 hours notice to be given to tenants.
  • On Sundays as respect to our occupiers and to allow one day a week to spend time with the family, we do not do inspections; please do not be offended if we are not available this one day of the week.

The Offer

  • Once you have made the big decision that “this is the one for me” and it is time to make an offer. Please don’t ask “what will they take?” All Victoria Point Docklands Real Estate listings have a listed price or a suggested range that has been approved by the seller. We are appointed by them to sell the property so while we will assist you in any way possible we can only recommend you make your best offer.
  • We do experience multiple offers at once and if this occurs we’ll immediately make you aware of this situation and give you the opportunity to make your best offer.
  • Remember we do sometimes see offers exceeding the asking price, and price is often only one part of a seller’s priorities. Time until settlement, conditions and the size of the deposit may also come into their decision.
  • We may even come back two, three or more times to negotiate the contract’s final details and have you initial changes. Remember written offers show the seller you are committed to buying if they accept your terms.
  • To ensure that the owner knows you are serious about your offer and gives it their full attention we ask that the offer be in writing. We will ask you to sign a letter of offer and pay a small holding deposit.
  • Be assured that once your contract with the owner is signed you will not be “gazumped”. If your contract is not yet unconditional we may accept a “back-up” contract from other buyers that could take effect should your conditions not be met.
  • The Law in Victoria stipulates that you can not sign a Contract of Sale before you have been given the section 32 and spoken to your legal advisor. Once this process has been completed then you will be able to sign the contract of sale and the countdown to settlement begins.
  • A number of our owner do not arrange for the section 32 to be prepared until they have a written signed offer, this is due to the cost of preparation and the short expiry time of a current section 32. Unfortunately this can sometimes cause a time delay in the process of you being able to sign the contract.

Under Contract

  • A full copy of your contract along with the trust account receipt for your deposit will be given to you once all the signing is completed.
  • If the sellers aren’t always open to more inspections Please understand. They’re enjoying being able to relax and not keep the in “display home” presentation every moment of the day! There’ll be plenty of time to show Uncle George through once you’re the new owner.

It’s Yours….

  • We’ll talk to you closer to the day of settlement and ensure keys, fobs etc are all organised for your collection once we’ve had formal notice that handover’s occurred.
