Landlord Services
Victoria Point Docklands Real Estate work exclusively with Victoria Point building 100 Harbour Esplanade, Docklands and have an experienced Property Management team that understand investment and your needs, how to best protect your asset and how to maximise your investment’s returns. Here is an insight into how we will do exactly that for you:
Marketing and Leasing Your Property
- Before we start our marketing we will contact the owner and have a discussion on the rental rate as soon as we hear from your current tenant that they intend to vacate. We will also take this opportunity to talk to you regarding any improvements that could be a helpful to securing another tenant quickly.
- We have some really innovative and effective marketing strategies such as photography and drawn plans showing dimensions. This helps maximise tenant enquiry and all comes at no extra cost to our clients.

- Working with several reputed professional relocation companies such as Corporate Housing’s accommodation placement staff, who assist company executives transfer, International/Interstate placements we are able to offer the best and biggest spread of searching to find the ideal tenant.
- With our office located right inside the front door of the building co coordinating personal escorted inspections of your property and a informed look at the building facilities gives prospective residents a chance to “get a feel” for the property.
- Open Homes are carried out every Saturday morning. This is where we arrange with all vacating tenants a time slot (usually 2 hours) where we can take groups of interested tenants to the apartments. This volume inspections generates interest and ensures we make the most of all available enquiries. Keys are never given out.
- We will provide you with advice on any improvements needed to achieve both a higher rent and a shorter vacancy period.
Applications
- We always do a national data base search for defaulting tenants and also require at least two forms of identification from the applicant.
- We carry out detailed rental history, personal reference and employer checks before recommending a tenant’s application to you.
- To encourage tenants to apply we provide a maximum 24 hour approval turnaround and, other than where we cannot contact you, we’ll always discuss these applications with you before approving.
Starting a Tenancy
- Tenants must pay one month’s rent as soon as we notifying them their application has been approved. Until that payment’s made we’ll usually continue marketing the property and accepting applications.
- Tenants then pay their 6 weeks bond and sign a lease prior to taking any keys.
Rent Payments
- Tenants are required by law to keep their rent in advance at all times.
We offer tenants flexible payment methods to make their life easier, including internet payment 24 hours a day.
- Regularly arrears are checked with reminder correspondence (emails and SMS where possible to speed things up) Where they are four days behind appropriate default notices are sent to the tenant as per the Residential Tenancies Act and unless otherwise directed we advise owners of all major rent defaults.
Property Inspections
- We carry out regular Agent Property Inspections and provide you a written report to ensure things are being looked after properly by the tenant.
- We also report to you on perceived maintenance and act on such matters appropriately as per your instructions. Naturally we’ll call you immediately with any emergency repair issues.
- Please remember – all landlords should have insurance for their property, both for their own contents (even in apartments some items are not covered by the body corporate)Landlord insurance can cover you for all those unexpected situations. Ask us if you’d like more information.
Payments to you
- Your rental income is held in our audited Trust Account with Bendigo Bank.
- We disburse your funds to your nominated bank account in the middle of the month and the last working day of each month.
- Your end of month summary statement is emailed the same day. We also provide end of financial year summaries at no cost.
- We can pay your Melbourne City Council rates, City West Water fees, body corporate fees and insurances on your behalf if you advise them to send the notices directly to us.
Maintenance
- Being able to report to us any maintenance issues 24 hours a day, seven days a week using our website, making it easy helps ensure that repairs and faults are reported promptly. We also provide them an after hours contact number for emergency repairs.
- Please be aware that if emergency repairs are needed we’ll organise them urgently and, by law, your tenant can spend up $1000 on these if no assistance is provided.
- We contact our owners with major maintenance items and if we cannot reach you within a reasonable time we will arrange for the repairs to be done for a reasonable cost, up to a value of $1000 if necessary.
- We only use tradespeople with a proven track record and regularly check their prices through quotes. Naturally we can use your instructed contractor and will always obtain quotes on larger items. All contractors used in works on your property have provided us with their licenses and insurance as necessary.
Communication During the Tenancy
- We’ll always return all calls as soon as possible and guarantee to do so within 24 hours. We keep you informed at every opportunity and find emails a highly efficient way to keep in touch.
- To ensure your tenant’s quiet enjoyment the Residential Tenancy Act does limit the number of inspections that can be carried out.
- We welcome you to attend our Agent Property Inspections and can arrange access at other times with seven days written notice to the tenant.
Ending the Tenancy
- Detailed Entry Condition Reports are done with tenants and referenced back to the Exit Condition Report, and our duty to the owner is a superior consideration.
- If a tenancy is terminated due to a tenant breach we follow a strict Residential Tenancies Act procedure, and can, if required due to a bond dispute, attend Tribunal on your behalf to seek recovery of outstanding rent and cleaning/maintenance costs not covered by the bond.
- Managing arrears and the condition of the property during the tenancy helps minimise the risk of this. Landlord insurance can also cover you for tenant defaults and malicious damage.
Other Services
- We keep you up to date with monthly e-newsletters with news about the Docklands Property Market.
- We can offer the same attentive service should you decide to sell your property or we can simply give your some detailed advise on your property’s current market value with our complimentary Comparative Market Analysis.
- Insurances for your property are critical. Please ask us for info regarding liability, building, contents, tenant default and malicious damage insurances. These premiums can be paid from your rental funds.
- A property valuation from a registered valuer will be useful if you’re looking to refinance. We’re happy to arrange this for you.
- Quantity surveyor’s report can be an effective means for your accountant of completing your tax return in relation to depreciation items for taxation deductions. We can help with arranging this for you.
