Our Services

At Victoria Point Docklands Real Estate we specialise in the Victoria Point Docklands building situated at 100 Harbour Esplanade, Docklands. It’s a building we know inside out and market knowledge has to be number one for you in the choice of your selling agent. For apartment-sellers here’s an in-depth view at the way we do business:

Appraisals and Price

  • A thorough inspection of your property will be carried out taking into account condition, position in the building and views. We will then do a complete search of the Docklands area recent sales and make comparable assumptions, this analysis will also consider what is also currently on the market. This is important as you will be competing for  buyer’s interest.
  • We’ll do a thorough inspection of your property and we’ll have carry out some fairly detailed analysis of surrounding buildings: what’s sold recently that indicates past values and what’s on the market today that you’ll be competing with for a buyer’s interest
  • Our appraisal and following discussion is your chance to check us out and find out all about our service. We consider market knowledge to be big part of our expertise so we’ll happily share our thoughts on selling price.
  • If we don’t know what it’s worth you shouldn’t hire us. Human nature suggests you may want more than most buyers will pay but getting you the highest possible price is a key reason you hire us. We’re straight-shooters and while we’re selective where we spend our time, we aren’t afraid of hard work.
  • We can talk you through the two listing options we offer: exclusives or auctions. Each has their strengths depending on your property and its place in the market. We’ll make a recommendation but the choice is yours.

Promotion

  • Buyers have choices. Be wary of an agent who says they have a database of “thousands of buyers”… Most people buy or withdraw from the market in just a 6-8 week period and while there’s a chance they’ll come back in for the right property in most cases you need a campaign that’ll get you exposure to buyers looking for a home right NOW. The market is now quieter than a couple of years back but this isn’t a slump – just a ‘normal’ market. In these times only well-promoted listings catch the eye of buyers and achieve maximum price.
  • We’ll work hard to have your property JUMP OUT at prospective buyers. Good promotion requires good tools. We organise floor plan, professional photography and a plan that we use in all marketing including brochures and listing on the internet.
  • Don’t spend more than you have to. Web advertising of real estate has grown quickly for one simple reason: a buyer can reduce 500 listings to a list of maybe 30 that suit their needs.

Marketing

  • Here are some of the options for your marketing plan and a cost guide. We will discuss these with you prior to recommending a schedule for your property.
  • Our standard marketing option is a $660 package covering all the basic items, Photography, window cards, brochures and feature listing on realestate.com.au .
  • There is no up front costs for the standard package we receive payment at the same time as we receive our commission – when the job is completed.

Next ?

Here’s a quick guide to the next steps in the sale of your property:

Fees, Keys, and lawyers

  • Please ensure we have a copy of all keys & swipes for the apartment
  • If you haven’t yet chosen a lawyer to handle the conveyancing please advise us as soon as you do.

Presentation

  • We will plan our inspections giving as much notice as possible to allow for a quick tidy up. It is so much more inviting if the prospective purchaser doesn’t have to step over items on the floor.
  • If you have a tenant in place at the time of listing your property for sale we can discuss with you ways of receiving full co operation from your tenant to help with presentation and availability. After all they are paying to use your property as their home.
  • The overall presentation of your apartment is critical so we can allow the buyer to “place” themselves into the apartment. This means leaving as much open space as possible
  • Lastly, but importantly for owner-residents, please find a place out of earshot to spend the time yourself. One of our jobs when showing a property is to listen for buyer feedback and they rarely give this when you’re in the room. Please do tell us of any new information you think we should share with a buyer but we will often let them wander at their own pace, and interrupt only with some key points and to question them.

Selling your property is an important time and a job we take seriously. But at Victoria Point Docklands Real Estate we enjoy our work and hopefully that means you’ll enjoy dealing with us.
